Sarjapur is a far-fetched locality to the southeast of Bangalore city. The 16 km length of road from the crossing of Outer Ring Road (ORR) to the Sarjapur village is known as the Sarjapur Road. It is now home to the corporate offices of some of the IT majors. Consequently, the area in the neighborhood of ORR crossing has evolved into a major commercial hub linking Koramangala, ORR, Hosur Road and the Electronics City.
Earlier, the City Development Plan [CDP], the area beyond the railway intersection was notified as Green Belt. However, the Revised Master Plan of 2015 the lands appurtenant to the entire Sarjapur Road stretch has re-classified for real estate development.
Due to this development, this stretch has been seeing development of office, retail and residential spaces. There has not only been stand alone office space but also IT parks and IT campuses.
Locations in focus
Varthur Road conjoins Sarjapur Road at Dommasandra. Till date development along this stretch has seen only apartments and villas, going forward, there is likely to be further traction with the coming up of an 18 acre IT park and the second campus of an IT major.
The Southern and Eastern locales of Bangalore have observed the reaching of saturation points; real estate developments are still in swing in Sarjapur Road’s parametric areas because of the connectivity with other destinations afforded.
Sought-after residential market
Sarjapur’s connectivity to the adjoining ORR, Whitefield and Electronics City has been the pivotal reason for turning it into sought-after residential area for IT & ITES industry employees. Further, the evolving social infrastructure such as schools, hospitals and F&B outlets has also contributed to making Sarjapur Road a preferred destination.
The primary demand segments in residential properties are in the ranges between 900 and 1500 square feet, 1200 and 2000 square feet and to a lesser extent for luxury villas.
