Plots in real estate terms mean that there are parcels of land which are meant for non-agricultural purposes such as residential, commercial or industrial. If there is a plot meant for agricultural purpose, then first of all the land use purpose for the particular plot in question has to be converted to residential, commercial or industrial use. If this is not done then it is illegal to sell the plot for non-agricultural purposes. Villa plots are meant for residential use catering to high net worth individuals, expats, NRI’s etcetera.
Expansion of IT hubs in Bangalore has increased demand for commercial space. This in turn has led to a growth in demand for connectivity. So connectivity will drive the next phase of growth in Bangalore villa plots for sale in bangalore.
Discussed below are some of the ongoing infrastructure plans of Bangalore:
Hennur Flyover
BDA has taken up a three-tier project to decongest traffic and make the ORR and the road linking Lingarajapuram and Hennur signal-free. Hennur Flyover is one part of this project. Construction of the flyover is awaiting approval of Karnataka Power Corporation Limited.
Metro Link
Metro is being built in two phases. First phase is partly complete and functional. Phase 2 is still in the planning stage. The proposed 21.25 km long metro line linking Gottigere and Nagawara via M G Road will act as a major growth stimulant. This will enable the clearance of existing real estate inventory.
In Phase 2A, the city is expected to get a 18 km long metro line between Silk Board and K R Puram gated community villa plots in bangalore.
Metrino Project
The BBMP has proposed an ambitious Rs 1700 crore project of 8.7 km long metrino corridor. This envisages a Personal Rapid Transit System that enables travelling in fully automatic, driverless pods at 50 km per hour speed.
Satellite Town Ring Road (STRR)
The 364-km long, eight-lened STRR will be the exterior ring around Bangalore after the ORR and the PRR. The project will connect the satellite towns of Hoskote, Devanahalli, Ramanagarm, Kanakapura and Doddaballapur. This will mean that Bangalore will be linked east to west and north to south.
Whitefield-Byappanahalli Suburban Rail
RITES conducted a feasibility study of this rail link and Indian Railways gave the ahead for this Rs 2500 crore project in November 2016. Thereafter, Karnataka Government also gave the approval for sharing the cost of the first phase of the project. Once implemented, this rail link will ease the congested traffic in the city and improve connectivity.
